Kentucky Realtors housing market data show August real estate sales top $1.3 billion


Kentucky Realtors recently released housing market data for August showing the total volume of real estate sold during the month was $1.33 billion.

Complete Kentucky market details for August include:

• Total sales volume: $1.33 billion, down 14.9% year over year (YoY) and 25.6% month over month (MoM)

Total number of listings sold: 4,010, down 18.4% YoY and 24.04% MoM

• Median sales price: $285,000, up 3.6% YoY and down 2.6% MoM

• Average sales price: $333,651, up 4.9% YoY and 5.4% MoM

 Percent over asking: -2.10%, up 0.06% YoY and unchanged MoM

Days on market: 18, up two days YoY and down two days MoM

New listings: 6,081, down 11.1% YoY and 20.1% MoM

• Months of supply: 5.19

“August continued to show a market that is adjusting, with fewer transactions but home values remaining resilient compared to last year,” Kentucky Realtors President Ann Elizabeth Delahanty said. “With just over five months of available supply, buyers have more choices and time to consider their options, while sellers continue to benefit from home values that remain above where they were a year ago.”

While sales activity slowed compared to August 2025, home prices continued to increase year over year. The median sales price rose 3.6% to $285,000, while the average sales price increased 4.9% to $333,651. At the same time, the number of listings sold declined 18.4% and total sales volume fell 14.9% compared to a year ago.

Homes spent a median of 18 days on the market, two days longer than in August 2025. On average, homes sold for 2.10% below their asking price, providing buyers with some additional room to evaluate their options and negotiate while underscoring the importance of appropriate pricing for sellers.

The August slowdown follows a stronger second quarter for Kentucky’s housing market. During Q2 2026, total sales volume reached $4.70 billion, up 3.8% year over year, while 14,264 properties were sold, a 2.0% increase. The median sales price increased 2.1% to $295,000, demonstrating continued year-over-year price growth even as monthly sales activity has moderated entering the second half of the year.

Statewide inventory measured 5.19 months of supply, within the four-to-six-month range typically considered a balanced housing market. New listings totaled 6,081, down 11.1% from August 2025, suggesting that while buyers currently have more options, the flow of new properties coming onto the market has slowed.
